Overview
Albert C. Valencia is a Partner and Chair of the Real Estate Department.
Albert’s practice is focused on real estate and related business matters. His clients include developers, operators, private equity investors and commercial banks in a broad range of real estate transactions, including acquisitions and dispositions, joint ventures and syndications, commercial leasing, financing, loan modifications, workouts and restructurings. Clients look to Albert for his experience in a broad range of real estate asset classes including commercial, office, retail, multi-family, mixed-use and industrial properties. He regularly represents clients in forming joint-ventures and syndications, negotiating structured finance transactions (including obtaining CMBS loans, mezzanine debt and preferred equity) and assisting property owners in asset management.
Prior to practicing law, Albert was a business consultant for the global consulting firms of Arthur Andersen LLP and Deloitte Consulting LLP, where he provided business process reengineering and systems consulting services for Fortune 500 companies in the manufacturing, utilities and entertainment industries, and later played an integral part of forming and operating two startup companies. His legal career began in the real estate department of the Am Law 100 law firms Mayer Brown LLP and Proskauer Rose LLP.
Albert is active in the community and was recognized by Public Counsel with the 2013 Pro Bono of the Year award for his work in organizing and forming a limited equity housing cooperative as a member of the Tierra Urbana Real Estate Team, and received the Proskauer Golden Gavel award in 2010 for his outstanding pro bono work. You will find Albert regularly volunteering for various charities, and he previously served on the Board of Directors for the Asian Pacific American Bar Association.
Representative Matters
Purchase
- Completed an acquisition of approximately 300,000 sq. ft. industrial outdoor storage buildings located in Los Angeles County.
- Successfully acquired approximately 64 acres of mixed-use properties in Venice, Florida, positioning them for strategic development and investment growth.
- Successfully secured refinancing for a 37,668 sq. ft. multi-family residential building in Los Angeles County, optimizing financial terms and enhancing asset value.
- Completed the purchase of approximately 32,000 sq ft. historic two-story office building located in Dallas, Texas.
- Successfully acquired a 25,410 sq. ft. mixed-use property in Park City, Utah, enhancing investment growth and community development potential.
Sale
- Successfully led the sale of a 115,520 sq. ft. office building in San Bernardino County, maximizing value and ensuring a smooth transaction.
- Led the sale of 3 building office properties approximately 178,097 sq. ft.in San Bernardino County.
- Successfully led the purchase and financing of a 211,000 sq. ft. mixed used postproduction studio properties in Los Angeles County.
Asset Management
- Representing a retail property owner on property management strategy for a retail landlord following an anchor tenant's bankruptcy and lease sales to other retailers, in Mesa, AZ, and Clovis, CA.
- Representing the owner in overseeing leasing strategies and operational efficiencies of a 230,000-square-foot office building and two mixed-use properties in San Francisco, CA.
Workouts
- Led the strategic sale and restructuring of a complex short sale property for a 130,324 sq. ft. property in San Diego County.
- Led the strategic sale and restructuring of a distressed three-building property totaling approximately 197,991 rentable square feet in Arapahoe County.
