Jonathan Bloch has a diversified legal practice representing high net worth individuals, private companies, real estate developers and finance firms. In his real estate finance and EB-5 practice, Mr. Bloch, has negotiated and closed over $1.4 billion dollars in various types of real estate transactions.

A nationally recognized expert in EB-5 financing, Mr. Bloch, in the past several years, has secured more than $800 million for developers in EB -5 financings for commercial and residential projects across the United States. Currently, EB-5 financing is the most competitive real estate financing alternative for large real estate development. Skilled with the complex rules of the EB-5 Immigrant Investor Program, Jonathan is among a handful of recognized leaders in the U.S.

After a project’s viability is established, Mr. Bloch, along with experienced economists, performs a job study to determine the size of the EB-5 financing possibility.  He then analyzes the projects’ development capital structure, and negotiates senior debt financing with an EB-5 provider.  And finally, he works with immigration counsel to assemble a complete package that is filed with the United States Customs and Immigration Services (formally INS), the governmental agency tasked to implement the EB-5 immigration program. The goal is to obtain project approval for EB-5 capital raised from the targeted immigration investor community.

Known for deftly handling the most sophisticated and often creative financings, property developers rely on Jonathan’s productive relationships in the finance community. His in-depth experience with various EB-5 regional centers and other capital sources around the country is the reason his clients are successful.

Additionally, Jonathan oversees bidding on and representation of major residential and commercial construction projects, with a current, ongoing portfolio of $130-150 million in residential construction. He also has extensive experience with Property Assessed Clean Energy (PACE) loans.

As economic volatility makes alternative commercial financings more attractive to property developers, Mr. Bloch has been positioning clients and their projects to align with California’s new housing laws, such as SB 9, SB 10, and AB 2097, and the provisions of the newly enacted EB-5 Reform and Integrity Act of 2022. He speaks and writes on the latest issues around EB-5 financing and how developers can maximize their options and opportunities.

Jonathan’s clients include the buyers and sellers of some of the largest residential purchases and sales, ranging from 75 million to hundreds of millions of dollars. They value his legal stewardship of high-value real property, which includes representing property owners in major construction defect litigation cases.

A lifelong native of Beverly Hills, California, Jonathan is active in civic and professional organizations throughout Los Angeles County and California. He serves as outside general counsel to The Beverly Hills Courier, the recently revitalized iconic publication, which is co-published, and co-owned by his wife, writer Lisa Bloch.

Jonathan was named among the Top 15 Corporate Attorneys by EB5 Investors Magazine.
